Local Housing Allowance (LHA) rates for Bridgend
Due to changes in the law your Housing Benefit entitlement may soon reduce.
Changes made in April 2011 using the 30th percentile rates have already started for new customers. However those currently in receipt of the transitional protection scheme which may be granted for 9 months from their anniversary date for existing customers. This will start to come to an end this January 2012. Please check the current LHA rates to give you an idea of how this will affect you.
If you are single and under 35 years old the Government has extended the age group for single young people from under 25 to 35. This change means that from January 2012 onwards instead of the one bedroom self contained rate you may be moved onto the lower shared room rate.
There are exemptions and different rules apply to ongoing existing Housing Benefit claims made before April 2011. Please contact us should you need any guidance.
Therefore before committing to a new tenancy you are advised to seek advice and look up the 30th percentile rates with caps applied or the shared room rate if you are single and under 35 years old by using the rates supplied here. Alternatively the Rent Service offers information on its website https://lha-direct.voa.gov.uk. This will give an indication of the difference to LHA rates.
