Houses

Housing associations (also known as registered social landlords) provide affordable housing to those who need it, either from their own housing register or by nomination from the Council. Although the Council no longer own housing stock within the Borough, lettings may be offered to people when nominated by Bridgend County Borough Council.

The Council’s policy for nominating households to housing association homes

Valleys to Coast Housing (V2C) took over the management of the Council’s housing stock in September 2003. It was formed as an independent, not-for-profit, Registered Social Landlord following a massive tenant vote of approval in November 2002 in order to deliver an ambitious programme of home improvements for tenants. The Council have agreed that at least 75% of Valley to Coast’s total yearly lettings will be offered to people nominated by Bridgend County Borough Council and 60% of the other housing associations yearly lettings.

Bridgend County Borough Council nominates households to housing associations where it has nomination rights to properties owned by those landlords. Nominations will be made using a points based system. The allocation and nomination scheme has been written to comply with the legal requirements of ‘The Housing Act 1996’, the ‘Homelessness Act 2002’, and the Welsh Assembly Government’s Code of Guidance for Local Authorities on Allocation of Accommodation and Homelessness.

The Scheme aims to achieve a balance between assisting those in greatest need and ensuring that there are opportunities for housing for those who require it. It is designed to reflect a range of need factors and enable applicants to clearly understand their prospects for housing given their particular needs, circumstances and preferences.

Points are awarded to everyone according to personal circumstances and those points determine the applicant’s priority for re-housing in their preferred locations.
