Caerau Ward Housing Renewal Area

The Council formally declared the Caerau ward as a housing renewal area on 13th September 2006 and will remain in place for a minimum of 10 years. The Caerau Ward Housing Renewal Area, which includes both villages of Nantyffyllon and Caerau, is the first to be identified and formally declared within Bridgend County Borough.

What is a renewal area?

A renewal area is a means of coordinating funding and services in a defined geographical area where it is recognised that there are housing, social and environmental problems. Renewal areas aim to effect the comprehensive revitalisation of an area, bringing about improvements to homes, shops, other commercial premises, the local environment and the infrastructure.

A positive impact on health and well-being is an essential target and every opportunity will be taken to utilise community initiatives. This is achieved by all local authority departments working in partnership with the private sector, other public bodies and most importantly, the local community to develop coordinated strategies to tackle the problems identified by the people who live and work in the area.

Renewal areas have proved to be extremely successful in Wales in tackling problems of deprivation that exists in certain areas and in creating truly confident and sustainable communities.

Progress to Date

The Council in partnership with consultants and contractors undertook a pilot scheme in the Caerau Square to a small number of properties for improvement in 2007.

To date, more than 2.88m has been committed for improving homes and the local environment in the renewal area of Caerau and Nantyffyllon. Since 2007, 119 homes have been improved around Caerau Square, Talana Terrace, Woodlands Terrace, Tywith Cottages and Picton Street.

The Council is planning to spend a further £1m in 2009/10 to improve homes in Caerau and Nantyffyllon. Additional properties in Bedw Street, Hermon Road and Picton Street will benefit, along with Magazine Street and a block of 10 houses in Caerau Road. This work will commence and continue into 2010/11. Improvements to the environment and community facilities are also being planned throughout the Ward .

A number of public exhibitions have been held, with others planned throughout the Caerau Ward. The external condition of private housing will be improved, such as roofs, windows, insulation, boundary walls, as well as the local environment. A joint approach is being undertaken to improve the energy efficiency of properties and for more information and advice contact the numbers shown below.

What types of work will be carried out?

External work will be undertaken to renovate the external fabric of houses to include roof coverings, rainwater goods, fascias, barge boards and the fitting of new windows and doors. Loft insulation, draught proofing and improved home security through the fitting of extra locks, bolts and security lighting is also being carried out.

Will I have to pay towards works carried out in my home?

Contributions are subject to a test of resources. The maximum will be 10% for an owner-occupier and 25% for landlords.

Has the Council already decided what it is going to do in the area?

We would welcome any suggestions that you may have for Schemes of Environmental Works to be undertaken which you consider would improve the community and general environment.

Will residents have a say?

The whole object of Renewal Areas is that they are community led. The Council will help and assist residents to form local groups to put ideas forward to the management and implementation groups.

How will residents be kept informed?

The Housing Renewal Team will keep residents up to date with regular newsletters and other correspondence. An office within the Renewal Area has also been provided for the benefit of local residents and the Housing Renewal Team is located in the Portakabin on Coegnant Road opposite Magazine Street. The Office is open on Wednesdays from 10.00am – 2.00pm further times and days of opening will be advertised as soon as they have been confirmed.
