Rateable Value

The rateable value of a business rates property is assessed by the Valuation Office Agency, which is an agency of HM Revenues and Customs.

If a property is used for both domestic and non-domestic purposes such as a public house with a flat above, business rates is payable on the non-domestic part and council tax is payable on the domestic part. This type of property is known as a composite property.

A property’s rateable value is an assessment of the annual rent that the property would rent for if it were available to let on the open market at a fixed valuation date.

  • Until 31 March 2017, the rateable values will be based on a valuation date of 1 April 2008.

 

  • From 1 April 2017, the rateable values will be based on the valuation date of 1 April 2015.

Business Rates Revaluation 2017

The rateable values of all business properties are reassessed every five years. This is called Revaluation. The next revaluation is taking place on 1 April 2017. This is done to maintain fairness in the system by redistributing the total amount payable in business rates, reflecting changes in the property market. Revaluation does not raise extra revenue overall. The values of all property in respect of which rates are payable to the authority are shown on the local rating list, copies which may be viewed online at http://www.voa.gov.uk alternatively if you do not have access to the internet then you may view the entries online at the Customer Contact Centre at
