Important Information   

Benefit Cap

If you are subject to the Benefit Cap this will reduce the amount of Housing Benefit you will be entitled to.      

Shared Room Rate for claimants aged up to 35

This applies to most single tenants who rent their home from a private landlord. It does not apply to council or housing association tenants.
 
How do the changes affect tenants benefit?

Since January 2012 most people aged under 35 are only entitled to the Shared Accommodation rate of Local Housing Allowance. This applies to tenants if:

  • they are a single person and no children live with them
  • they are under 35 years old
  • they do not get a Severe Disability Premium in their Housing Benefit, Income Support or Jobseekers Allowance

This means that even if the tenant lives in self-contained accommodation, their benefit will only cover the cost of shared accommodation.

Exemptions

  • Housing Association tenants
  • Tenants in certain supported accommodation (if you think that this may apply to you please contact us on the number below to find out) 
  • Claimants eligible for the severe disability premium – this means that you must be receiving the middle or highest rate of care component and no one is receiving carers allowance for looking after you.
  • Claimants entitled to an additional bedroom to accommodate a non-resident carer because they require overnight care. 
  • Care leavers under 22 years old.
